in the form of a donation on their projects to
help them succeed in their mission. Intelligent
Line is pleased to help many churches,
nonprofits, clinics, and schools build for a
better future.
2. We offer real estate professionals a commission on projects where they invite us to act as the architect for their land or renovation client. This levels the new construction playing field for the agent and helps us build strong teams.

Interview
For each first meeting a
principal of the firm will meet with a potential
client. This is a 45-minute meeting where there
are no phone calls or emails, just a time for
the client to us ask questions about our
approach, and for us to ask them about their
goals, vision, and selection process. We both
want to understand if the ideas, style, goals,
and budgets mesh so that the working
relationship will be great!
Great projects are built on
great relationships; our expectation is that at
the end of the meeting we will discuss if we are
a good fit for each other. Intelligent Line is
not right for every client, but often if the fit
is not there we can offer a great referral.
When the fit is there we do a bit of research
and set up a next presentation where the client
can decide if they would like to retain our
services. Most clients choose to select
Intelligent Line, and this is the work process:
1. Interview meeting.
Outcome at this meeting is a decision if we
should proceed to a proposal and approval
meeting.
2. Proposal meeting.
Client will be offered a proposal and may retain
or decline the firm for the project.
3. Concept Design. Client
will receive 3d visuals of the project and offer
feedback and changes.
4. Design development.
Client will review digital floor plans, final 3d
visuals, and material samples and offer feedback
and changes.
5. Permit documents.
Client will approve final plans, which may be
used to receive competitive bids from
contractors and a building permit.
6. Construction
administration. The architect will review the
work, payments to the contractor, and any
problem areas over the course of
construction. Intelligent Line will
work with the client and contractor through move
in to ensure the project is on time, on budget,
and works
as drawn.
Budget
Budget is a very real part
of our work. We design projects to meet budgets
and design goals. Our work is normally provided
as a standard percent fee based on the total
construction budget. We are never the least
cost firm, but also never the most. Our fee is
right in line with standard fees and offered as
a clear, fair budget item. Clients understand
our services are a great value because we don’t
charge for 3d visualization, our proprietary E3
energy overlay, or many other services that we
consider integral to the design process. Our
goal is to be transparent and add value to the
project by negotiating pricing, designing
structure to be affordable, and studying the
design to eliminate waste or complicated detail.
Experience
Intelligent Line A+D and
their consultant team of professional engineers,
architects, and designers are able and
experienced in completing design and
construction administration for homes, offices,
sporting complexes, and facilities. We have
attained a high level of expertise in projects
and have assembled a team of architects and
engineers with experience unique in the
industry. We are confident in the proven
abilities of our team on completed, successful
projects and offer the ability to complete your
project on time and budget with a creative,
client focused solution.
We
approach each project with willingness to
incorporate your goals and vision with our combined
experience. It is our goal to complete a small
amount of special buildings each year, thus making
sure you receive a perfect experience and full
access to your architects and engineers. Our vision
for your project will begin at your direction and
work to bring a bright and pleasant sense to the
interior of the building, while allowing for a
unique and durable exterior and site landscape.
After working with you to complete the design, our
team will work with you to successfully complete the
code requirements and develop a final set of
construction documents. We look forward to working

Included on your project are
core sustainable points to improve the energy
performance and quality of the air and light in the
building. This enhanced sustainability is one of
our professional programs that does not add cost to
the project, but relies on a method of deliberately
considering each space and user and providing them
with the best possible indoor environment. It is
our goal that you will have a project that meets and
exceeds the energy code and standard in design.
We
have assembled a team with each licensed
professional necessary to complete the drawings
pertaining to all planning, architectural,
structural, mechanical, electrical, and plumbing
design work. Your project will include many steps;
however we have completed a great number of similar
projects and will be able complete this in an
efficient and creative manner. Intelligent Line A+D
will provide single source design, coordination, and
construction administration to offer a clear and
simple process that reduces waste and improves
communication.
Intelligent Line A+D utilizes
the architect as a single source client contact for
a final quality and professional review. To assist
with quality in advance of the final review, each
licensed architect or engineer is first responsible
for preliminary reviews and quality; each consultant
firm also has internal quality control programs in
place. The architect’s office will continually
coordinate and review documents for accuracy and
intent, as each project is a custom and unique
design. After the final review has been completed,
accuracy is guaranteed by the design team to meet or
exceed the standard of care, at no additional charge
to the client. Quality in design, accuracy, and
professional relationships are our goal, and you can
be confident from our past performance in the
success of this project.
Intelligent Line A+D and their
consultants guarantee the ability to begin the
design upon selection and contract. Each will
assign one principal with the required staff and
licensure to this project until completion. The
architect will manage and coordinate the design team
through project completion.
